What Happens When Mold Gets In Your Home
Mold is more than a nuisance. It can become a silent destroyer of health when moisture allows it to grow unchecked in the places where your family sleeps, works, learns, and breathes.
The most firmly established health effects of damp and moldy buildings involve the respiratory and immune systems. Research links these environments with coughing, wheezing, upper-respiratory symptoms, allergic rhinitis, eczema, respiratory infections, the development or worsening of asthma, and hypersensitivity pneumonitis. A 2024 meta-analysis of childhood studies found a substantially higher asthma risk in moldy homes. (1, 2, 4)
Researchers are also investigating broader effects involving the brain, energy production, immune signaling, oxidative stress, the gastrointestinal tract, the liver, kidneys, cardiovascular system, and hormones. These concerns should not be dismissed, but the evidence is not equally strong in every area. Some findings come from people living or working in damp buildings, while others come from foodborne mycotoxin exposure, occupational settings, laboratory cells, or animal studies. (5, 6, 7)
That distinction does not mean people are imagining fatigue, brain fog, pain, or other symptoms. It means that good mold care requires humility, careful investigation, and attention to the complete person instead of blaming every unexplained symptom on one cause.
Dr. Osborne identifies three distinct forms of mold-related illness:
- Mold allergy: A common immune response to mold spores or fragments, leading to respiratory symptoms such as sneezing, runny nose, congestion, itchy eyes, wheezing, and sometimes skin inflammation. Mold allergies can be immediate or delayed and may worsen asthma.
- Mycotoxin exposure or poisoning: Some molds produce toxic secondary metabolites called mycotoxins under particular conditions. These compounds are best established as a food-safety concern, but inhalational and water-damaged-building exposures are also being studied. Toxicity depends on the specific compound, route, dose, duration, and the person's ability to process and eliminate it.
- Mold infections: In uncommon but serious cases, fungi can grow in the sinuses, lungs, skin, bloodstream, or other tissues. These infections occur most often in people with weakened immune systems, chronic lung disease, cancer, transplants, or prolonged use of immune-suppressing medications. They require medical diagnosis and treatment, not a home detox protocol.
Some clinicians use the term chronic inflammatory response syndrome, or CIRS, to describe persistent multi-system symptoms associated with water-damaged-building exposure. The term and its proposed testing criteria are not universally accepted, and research is still working to define which exposures, biomarkers, and treatment pathways are most reliable. Still, the lack of one universally accepted label does not erase a person's symptoms or the need to investigate a damp building.
Each form can cause problems even when there are no obvious black spots on the wall. Mold may grow behind drywall, beneath flooring, around windows, inside HVAC systems, under sinks, in crawl spaces, around roof leaks, or inside a vehicle. A musty odor, recurring water damage, condensation, warped materials, stained ceilings, and symptoms that improve away from a building are all clues worth taking seriously.
Symptoms of Mold Exposure & Health Concerns
Mold exposure can look a little different in each person, but certain patterns are common. Unfortunately, many symptoms overlap with allergies, viral illness, sleep deprivation, thyroid concerns, nutrient deficiencies, autoimmune disease, medication side effects, and other chronic conditions. That is why mold is frequently missed, but it is also why symptoms alone cannot prove mold is the cause.
Pay attention to patterns:

Allergic Reactions
What do you think of when you think of seasonal allergies? Symptoms such as sneezing, runny nose, red or itchy eyes, sinus pressure, postnasal drainage, and skin rashes are common. For those with mold allergies, even relatively small exposures can trigger significant reactions.
Mold allergy can be evaluated with a thoughtful history and, when appropriate, skin-prick or blood testing for specific mold allergens. A positive allergy test shows sensitization, but it does not identify where the exposure occurred or prove that every symptom is mold-related.
Respiratory Issues
Mold growth in the home can inflame and irritate the airways, triggering coughing, wheezing, sinus congestion, throat irritation, chest tightness, and asthma-like symptoms. Damp-building exposure is also associated with worsening asthma and, in susceptible people, hypersensitivity pneumonitis. (1, 2, 4)

Brain Health, Mood & Cognitive Symptoms
Many people living or working in damp buildings report brain fog, headaches, memory issues, difficulty concentrating, mood swings, dizziness, sleep disruption, anxiety, or depression. Human observational studies have found associations between damp-building exposure and neurological symptoms, while laboratory and animal research shows that certain mycotoxins can affect oxidative stress, immune activation, and nervous-system function. We should not overstate what those studies prove, but neither should we dismiss a clear pattern of symptoms that worsens with exposure and improves away from it. These symptoms can make it hard to think clearly at the exact time you need to make wise decisions. Immune Dysfunction
Chronic exposure to damp buildings can affect immune signaling and may make respiratory infections or inflammatory reactions harder to manage. Three Steps to Treating Mold Exposure
There are three steps you have to take to stop the decline of your health. Later, there are six pillars of recovery that Dr. Osborne calls non-negotiable. Before you focus on those six things, make sure these three steps are underway.
Step One: Get Out of the Mold and Stop the Exposure

Whether the source is a contaminated home, vehicle, workspace, school, church, or HVAC system, separate yourself from the exposure as much as reasonably possible while the source is identified and corrected. Recovery is much harder when the moisture problem is still active.
In some cases, proper remediation by trained professionals is enough to make the environment usable again. In others, temporary or permanent relocation may be necessary. The decision depends on the size and location of the contamination, the building materials involved, the moisture source, the health of the occupants, and whether the work can be contained safely.
Mold remediation is not just spraying a product on a stain. The moisture source must be fixed, water-damaged porous materials may need to be removed, contaminated areas should be contained, and the building must be dried. Painting over mold, fogging without removing damaged materials, or running an air scrubber without repairing the source can hide the problem without solving it. NIOSH recommends drying wet materials within 48 hours when possible and correcting the source of water entry. (9)
How Should You Test a Home for Mold?
Quality assessment is crucial, but no single test answers every question.
Dr. Osborne discusses the limitations of simple air samples and the possible value of:
- Cavity-wall inspection and sampling
- Targeted mycotoxin air or material testing
- MSqPCR or other DNA-based dust sampling
- Moisture mapping, infrared imaging, and careful HVAC evaluation
Government and occupational-health agencies take a more conservative position on routine mold sampling. NIOSH explains that short-term air samples can vary widely, there are no health-based indoor mold limits, and a negative sample can miss hidden contamination. It generally prioritizes a thorough visual inspection, musty odors, moisture measurements, and investigation of hidden spaces. (9)
These perspectives do not have to be treated as mutually exclusive. In an obvious water-damage situation, you do not need an expensive species report before fixing the leak and removing moldy material. In a complex case with hidden growth, repeated remediation failure, legal questions, or severe symptoms, specialized sampling may help a qualified assessor define the extent of damage. The assessor should explain exactly what each test can and cannot tell you and how the result will change the plan.
Find someone trained in building science and mold assessment, not simply a salesperson who runs one air test and sells remediation from the same appointment. Ask about conflicts of interest, containment plans, moisture measurements, documentation, post-remediation verification, and what happens if mold is found behind walls.
Step Two: Clean Up Your Diet
Toxic mold isn't just in your walls. Mycotoxins can also occur in food. Crops and stored foods that may be affected include:
- Grains, especially corn, wheat, rice, and poorly stored products
- Dried fruit
- Coffee and cocoa
- Peanuts, tree nuts, spices, and some legumes
Dr. Osborne recommends removing these foods for at least two weeks before a urinary mycotoxin test to reduce the chance that recent dietary exposure influences the result. This is his clinical protocol, not a universally established testing standard.
That qualification matters. CDC has warned that there is no FDA-approved urine mycotoxin test for diagnosing illness, that mycotoxins can be detected in healthy people because of food exposure, and that disease-predicting urine thresholds have not been established. (10) A urine result may be one clue in an integrative evaluation, but it should not be treated as stand-alone proof that a building made you sick.
A mold-recovery diet should focus on fresh, whole, nutrient-dense foods rich in protein, fiber, colorful plant compounds, minerals, and healthy fats. Fiber supports regular elimination and influences the gut, liver, and kidneys through the microbiome and normal waste-processing pathways. (11)
Practical food priorities include:
- Fresh vegetables and herbs in a wide range of colors
- Clean proteins appropriate for your family
- Healthy fats such as extra-virgin olive oil, avocado, coconut, nuts, and seeds when tolerated
- Fiber from vegetables, berries, legumes, seeds, and other tolerated whole foods
- Freshly prepared foods rather than long-stored leftovers or visibly spoiled foods
- Enough protein to support glutathione production, tissue repair, and normal liver enzymes
Avoiding added sugar and ultra-processed foods can help stabilize blood sugar and make more room for nutrient-dense foods. The point is not that every bite of sugar literally feeds household mold growing behind your walls. The goal is to reduce metabolic stress and give the body the raw materials it needs for healing.
Step Three: Support Your Body's Detox Pathways
Your body is always detoxing. The liver transforms compounds, the kidneys filter the blood, the gut carries waste out through stool, the lungs exchange gases and particles, and the skin helps regulate fluid and temperature. After significant mold exposure, these systems may need extra nutritional and lifestyle support.
Dr. Osborne recommends these supplements as possible parts of a personalized mold detox protocol:
- Glutathione: Glutathione is a central antioxidant and conjugating molecule used by the body to manage oxidative stress and process many compounds. Laboratory and review research suggests that some mycotoxins can deplete glutathione or interfere with its production. - NAC, or N-acetylcysteine: NAC supplies cysteine, an amino acid used to make glutathione. In laboratory research, NAC has helped restore certain immune responses disrupted by mycotoxin exposure, but that does not establish a universal clinical dose for mold illness. (13) NAC can interact with medications and may cause nausea, reflux, or other side effects.
- Vitamin C: Vitamin C supports antioxidant recycling, collagen formation, immune function, and cellular protection. It can be a useful part of a nutrient-repletion plan, but direct evidence that vitamin C alone removes mold toxins from people is limited. Food-first sources and individualized supplementation can support immune function.
- Binders: Activated charcoal, certain zeolites, fibers, and citrus pectin are used by some practitioners to bind compounds in the digestive tract and carry them out through stool. Human evidence specifically showing that these products improve chronic indoor-mold illness is limited, and different binders have different affinities. Activated charcoal can also reduce the absorption of medications and nutrients. Zeolite products require careful sourcing because purity and contaminant testing matter. Modified citrus pectin has human research for some toxic elements, but that is not the same as proving it binds every mycotoxin. (14, 15, 16)
Binders are not casual daily multivitamins. They can cause constipation, diarrhea, dehydration, nausea, and medication interference. Take them only with a clear plan for timing, hydration, bowel regularity, duration, and stopping rules. Keep them separated from prescriptions and supplements according to qualified guidance.
He also emphasizes checking nutrient status. A personalized plan matters because the person with severe constipation, kidney disease, medication dependence, pregnancy, a feeding tube, or a history of bowel obstruction should not follow the same binder protocol as a healthy adult.

1. Clean Diet to Support Full-Body Healing
A clean, anti-inflammatory diet is the foundation for recovery. Mold-related illness can overlap with gut dysfunction, oxidative stress, immune dysregulation, and poor nutrient status, so prioritize fresh vegetables, clean proteins, healthy fats, adequate fiber, and foods your body tolerates.

More than half of an adult's body weight is water, and quality hydration is essential during recovery. Drink filtered or properly tested spring water when possible, especially if your local water has quality concerns.
The amount you need depends on body size, weather, activity, pregnancy, breastfeeding, kidney function, heart function, medications, and how much water is in your food. More is not always better. Overhydration can dilute sodium and become dangerous.
You may enjoy a pinch of natural sea salt or a splash of lemon in water, especially around exercise, but people with kidney disease, heart failure, uncontrolled blood pressure, or sodium restrictions need individualized guidance.

6. Clean Air to Break the Exposure Cycle

An air purifier is support, not remediation. It cannot remove mold growing behind drywall, fix a roof leak, dry a crawl space, or make contaminated insulation safe.
Also:
- Keep indoor humidity controlled, often around 30% to 50% when practical.
